Try your own numbers
The client’s target is $1,800.
Used where the tenant pays a share.
Estimates use advertised base rent plus the stated utility share. Internet, insurance, separately billed utilities and other charges may add more. “Unconfirmed” means utilities weren’t known, so the figure is rent only.
Recommended next steps
- Priority 1: Recheck the $1,500 Ajax listing for December availability and all-inclusive rent details.
- Priority 2: Verify Banff Avenue’s utility arrangement and whether the November listing can accommodate December.
- Priority 3: Confirm the rent at Harkins Drive, then calculate rent plus the 30% utility share.
- Priority 4: Get realistic utility estimates for Enchanted Crescent and Evangeline Drive before treating either as within budget.
- For every candidate: Reconfirm separate entrance, parking terms, current listing status, and commute using the client’s actual schedule.
Ontario tenancy considerations
In many Ontario tenancies, a lease clause banning pets is void under section 14 of the Residential Tenancies Act, 2006. Exceptions and other legal considerations can apply, including condominium rules and certain living arrangements. Tenants may still be responsible for undue damage or serious pet-related interference. Tenant insurance is advisable but does not eliminate legal responsibilities or guarantee coverage. This is general information, not legal advice.
